
Vacation Rental Agreement & House Rules
Property: Bay Blessing 1371 East Gulf Beach Dr. St. George Island, FL Guests: Maximum occupancy is 8-10 guests.
By booking and/or entering the property, you (the "Guest") agree to the following terms and conditions:

Check-In and Check-Out

Check-in time is strictly after 4:00 PM on the arrival date. Early check-in may be available for an additional fee if arranged in advance and subject to availability.

Check-out time is strictly by 11:00 AM on the departure date. Late check-out incurs a fee $100/hour and may not be possible due to cleaning/turnover schedules.

The property will be clean and ready upon arrival. Guests are responsible for leaving it in reasonably clean condition (dishes washed, trash removed, no excessive mess). Failure to do so may result in additional cleaning fees deducted from the security deposit.

No Pets

No pets or animals of any kind are allowed on the premises, including service animals unless required by law and pre-approved in writing. This is a strict policy to maintain cleanliness and respect allergy concerns of future guests. Violation may result in immediate eviction, forfeiture of remaining stay, and additional cleaning/damage fees (minimum $500).

No Smoking / Vaping

Smoking (including tobacco, e-cigarettes, vaping, marijuana, or any other substances) is strictly prohibited anywhere inside the property, on balconies, porches, decks, or within [e.g., 25 feet] of the home.

This is a non-smoking property to protect air quality, furnishings, and health. Violation will result in a minimum $500 cleaning/odor removal fee, plus potential additional damages, and possible eviction without refund.

Cancellation Policy (Partially Refundable)

More than 30 days before check-in: 100% refund (minus any non-refundable booking/service fees if applicable).

14–30 days before check-in: 50% refund.

Less than 14 days before check-in: No refund.

All cancellations must be in writing (email or through the booking platform). Refunds are processed within [e.g., 7–14 days] after cancellation. We strongly recommend guests purchase travel insurance for unexpected events (illness, weather, etc.). In cases of mandatory evacuations (e.g., hurricanes), we may offer credits or partial refunds at our discretion.

Additional House Rules

Quiet Hours: 10:00 PM to 8:00 AM. Respect neighbors—no loud music, parties, or disruptive noise at any time. Violations may lead to warnings, fines, or eviction.

Damage & Security Deposit: A security deposit $500 is required (held or charged via platform). Guests are responsible for any damage, loss, or excessive cleaning beyond normal wear and tear. Report issues immediately upon arrival.

Occupancy & Use: The property is for residential vacation use only—no events, parties, commercial activities, or subletting.

Amenities & Maintenance: Use appliances responsibly. Report malfunctions promptly (we handle repairs). No tampering with thermostats, smoke detectors, or security devices.

Trash & Cleanliness: Place trash in designated bins on collection days (Wednesday). Do not leave trash outside overnight to avoid wildlife issues.

Linens & Towels: Provided for normal use. Do not use beach towels for cleaning or take them off-property.

Liability: Guests use the property at their own risk. We are not liable for injury, loss, or damage unless due to gross negligence. Guests assume responsibility for their actions and those of their group.

General Provisions

This agreement is governed by the laws of Florida. Any disputes will be resolved through mediation or small claims court in Franklin county.

Violation of any rule may result in immediate termination of the rental without refund, plus additional fees.

We reserve the right to enter the property for emergencies, maintenance, or inspections with reasonable notice when possible.

Acknowledgment: By booking, paying, or staying at the property, the Guest confirms they have read, understood, and agree to these terms. The Guest is responsible for ensuring all members of their party comply.
